Assists in the implementation of approved and funded projects consisting of new buildings, alterations and renovations throughout the University, including River Campus, Medical Center, South Campus, Eastman School of Music and Mt Hope Campus. Manages all phases of project, from design through direct occupancy. Assures compliance with University standards and contract documents.
Drive, from programming through operational start-up, the process to complete capital projects: accountable for completing projects for their intended use, safely, per specifications, on budget, on schedule and optimizing value.
Lead and effectively control the project decision making process, including change management, to assure accountable expenditure of financial resources and facilitate effective long-term stewardship of financial and physical assets. Actively participates in the project decision-making process and ensures team members and administration are regularly informed and aware of the status of any changes or constraints, project budgets, and/or schedules for all assigned projects.
Assure compliance with industry standards, building codes, regulatory requirements, University of Rochester Master Plan, University design standards and procedures, sustainable design practices, and program objectives of assigned projects. Review progress submittals and facilitate milestone review meetings that include input from stakeholders.
Develop and nurture effective working relationships with user groups. Plan and organize objectives and long-range programs to ensure customer needs are being consistently met. Regularly meet with customers to assess needs, establish definable expectations, monitor performance and resulting levels of satisfaction. Promote joint planning, problem resolution and decision-making.
Provides briefings and complex, detailed reports that are accurate and contain appropriate detail. Maintains accurate and up-to-date documentation of client needs, project scope, schedule and budget. Establish and manage the project budget throughout the life of the project. Documents all decisions.
Prepare extensive and complex studies, estimates, schedules and reports. Participate in the capital budgeting process, evaluating requests, completing estimates and meeting with user groups to outline needed space.
Oversee preparation and completion of commissioning and occupancy including preparation of punch list items, coordination of equipment design, procurement and installation and relocation functions.
Seek and attend professional development seminars, workshops, conferences, etc. to increase knowledge set beneficial to the completion of duties and to the benefit of the University.
Provide mentoring, guidance, and/or supervision to Assistant Project Managers and Project Coordinators.
Bachelor's Degree in Architecture, Civil Engineering or related discipline, and 6 years related field experience in building construction, with a working knowledge of building mechanical and electrical systems; or an equivalent combination of education and experience.
