Project Manager

Responsible for all aspects of design, development and execution of approved and funded projects consisting of alterations and renovations throughout the University Medical Center complex and offsite facilities. Responsible for independently managing all phases of project execution including feasibility analysis, site assessment and survey, scope development, life safety assessment, hazardous material assessment, CAD design and construction documents, EH&S, ILSM and ICRA requirements, construction permitting, required City inspection coordination, RFP’s and contract awards, equipment and furnishing selection, material procurement, project scheduling and coordination, trade coordination, financial management through completion and occupancy. In this highly regulated construction sector, assures projects are in compliance with Federal regulations, Department of Health, CMS, NFPA, Joint Commission, ALACC, City of Rochester, while meeting University Medical Center standards.


  • Develops project proposals. Works with customer, MCFO Trades, Space Planning, and external vendors/suppliers, fabricators, and contractors during project conception. Completes permitting requirements and PRAG review. Coordinates and implements ICRA and ILSM requirements. Manages scope of work with client input. Develops project documents and specifications to insure the University and client’s requirements are met. Prepares drawings, sketches, schedules, and product selections. Develops itemized cost estimates with limited support from internal and external resources. Resolves unforeseen field conditions and delays that impact project completion. Is the customer contact for all project related issues

  • Coordinates project execution. Communicates project timeline with customer, in-house construction crews and contractors. Insures that construction schedule meets schedule of client and total construction budget is consistent with client’s budget. Organizes logistics to prepare space for construction. Monitors project progress. Insures that project execution does not disrupt University operations. Organizes and conducts project field meetings. Coordinates design and construction changes with client and construction team. Processes change orders for approval. Manages overall project budget and contingency funds. Provides project quality control and inspections to assure compliance with University standards, contract documents, and project specifications. Documents project completion with progress photos/videos to highlight construction efforts and site transformation for project archives and potential project briefings

  • Develops and manages project budget. Solicits and schedules proposals for specific project support. Receives bids, awards contracts, monitors cost and approves payments for services received.

  • Coordinates delivery, acceptance and installation of furnishing, support equipment, door hardware including security/life safety devices and signage. Coordinates all IT, TELCOM, and CCTV telecommunications installations. Conducts customer final walk-thru. Develops punch list and resolves close-out issues. Organizes project turnover with MCFO support groups, including instruction of University maintenance personnel by contractor and consultants in operation of building systems. Assist customer with final cleaning and coordinating move into space.

  • Acquires and distributes all Maintenance & Operation Manuals and As-Built drawings to O&M group. Provides all warranty information to Work Management Division at completion of project; schedules and implements project warranty review with O&M personnel and client representatives. Ensures corrections are completed where necessary. Finalizes project documentation. Submits drawings to Space Planning, University Architect, and Utility Mapping, as needed. Assists in approval of final contractor requisitions and close-out of project. Develops Power Point presentations for significant projects for distribution to clients and senior leaders as requested.



  • Associates degree in building construction or similar discipline;

  • or Bachelor's Degree in Architecture, Civil Engineering or related discipline preferred

  • 5 years related field experience in building construction;

  • or equivalent combination of education and experience

  • Working knowledge of building mechanical and electrical systems.


  • Experience operating AUTOCAD software products in support of architectural and engineering electronic documentation. MS Project and facility maintenance management software experience. Ability to utilize basic office software programs (word processor, spreadsheet, presentation tools). Project management background in medical/office buildings, schools, and lab spaces is highly desirable.

Pay Range

Pay Range: $ 75,650 - $113,464 Annually

The referenced pay range represents the minimum and maximum compensation for this job. Individual annual salaries/hourly rates will be set within the job’s compensation range, and will be determined by considering factors including, but not limited to, market data, education, experience, qualifications, expertise of the individual, and internal equity considerations.
